How to Price Your Home to Sell (Without Leaving Money on the Table)

Every seller wants top dollar. The fastest way to get it is, counterintuitively, to price right from day one. Homes that sit on the market get stale, and buyers start asking what's wrong with them.

We start with recent comparable sales — homes that closed in the last three to six months, within a tight radius, with similar square footage and condition. Active listings tell you about competition; closed sales tell you what buyers actually paid.

Then we adjust for what makes your home different: updated kitchens and baths, finished basements, lot size, and garage space all move the number. So do deferred maintenance items a buyer's inspector will find.

The result is a price that draws strong traffic in the first two weekends — which is when most of a listing's best offers arrive.
